Hi propertyinvestor, co-coincidentally I was looking through the heeton and tuan sing on yesterday evening. Both of them are very similar with high net gearing with lot of debts. IIRC, Tuan Sing has also > 60%. What I don't like about high net gearing companies were that their dividends are normally quite little in the case of Tuan Sing only 0.3 to 0.4 cents whereas for heeton between 0.5 to 1.3 cents. This makes the wait for company to realize their potential not very pleasant. In the near term, unless there is a rotational play on deep value property companies or re-rating of property companies, I don't think there will be much movement.

By the way, how do you rate goodland. There are a lot of catalyst within this year and next week with the TOP obtain for their Shoreline residence project in Sembawang. Frangrance Boss Koh, has already 4 million share in this little company. The company will make lot of money going forward.

Yes I know, Goodland is good if you can get it at 20cents. But otherwise, it reminds me very much about Oxley. High debt levels as well.

The thing I like about Heeton and Tuan Sing is that they are backed by solid investment properties. So I dont mind the debt levels as long as the rental yield generated by the investment properties exceed the interest on borrowings.

Heeton's gold mine is in the heart of the Tanjong Pagar right beside Keppel Towers and 1min walk to Amara Hotel and AM100. Tuan Sing's Gold mine is Robinson Towers and the IF Building all within 1 min walk to Raffles Place MRT.

Robinson Tower is a good location to do an integrated development like a hotel or service Apartment with a retail/Convention component.

The debt level can easily be justified or satisfied with the divestment of 1 or 2 properties. Also, Tuan Sing can always depend on the cashflow of Gul Tech or their residential development projects.

Thats the difference between Heeton/Tuan Sing and Oxley/Goodland.

Goodland:
As at 31 March 2012 , there are 192,352,000 shares and 114,444,800 outstanding warrants that can be exercised at $0.16. The warrants seem to be quite a significant dilution to any future profits
At the closing trade for Wing Tai this evening, someone bought 342 lots of Wing Tai @ S$1.53. Some big fish is accumulating?
Very much a cornered stock at the moment.

At 13:24:48, someone purchase 527.0 lots at S$1.530.

At the last traded price of $1.55, Wing Tai is still one of the good property stocks to own with Price to Book value of 0.5752 and dividend Yield of 4.52% (Dividend of 7 cents) as well as net gearing of 18%.

Vested.
