Former Changi Garden,  Parc Komo has impressively scooped S$248.8 million in its en bloc sale. This is significant considering the asking price for this property was S$196 million. That massive price that was paid by Chip Eng Seng Corporation Ltd (CES), the property group that acquired Changi Garden through its investment arm, CEL Real Estate Development (CEL). Changi Garden sits on 200,093 sq. ft, and is located at the interception of Upper Changi Road North and Jalan Mariam Road. Its official plot ratio is 1.4; hence its gross floor area allowable for development can go up to 280,130 sq. ft. Parc Komo price and Parc Komo showflat will be available soon.

The proximity of this project to MRT stations and bus stops makes commuting by public transport very feasible for its residents. The fact that the roads from the property lead out to notable destinations makes commuting by private transport also feasible for residents of Changi Gardens. MRT stations located close to Changi Gardens include Changi Airport MRT Station, Pasir Ris MRT Station and Upper Changi MRT Station.

There are quite a number of notable educational and childcare facilities in the vicinity of Changi Garden to cater for the needs of its residents. The nearby childcare and educational facilities include preschool, kindergarten, primary, secondary and international schools.

Indeed Parc Komo is looking to one of the loveliest new projects around, if not the loveliest.  If the artist's impressions are anything to go by, this development will be great place to come home to.  Modern looking, really nice design, and beautiful landscaping that is quite organic and restful and inviting.  And on top of all that, Parc Komo will have its own shops.  Not just a handful, but 28 of them.  Almost a mini shopping mall in itself.  You should be able to find most of the basic necessities of daily living here, like groceries and dining out and lifestyle stores.

The Parc Komo showflat will open for viewing on 18 May, with the actual sales about a week later.  The only drawback about Parc Komo is that it is not within walking distance of an MRT station.  So this place will mainly suit those people who want to stay far from crowds in a peaceful landed area, and don't mind the inconvenience of having to take a bus to Tampines station.  If you are one of those, then you might want to make an appointment to view the showflat.  The Parc Komo prices are looking very attractive for a freehold project too, possibly averaging around $1,5xx PSF.  And the developer is pretty experienced as well, having done Park Colonial and Grandeur Park Residences recently.  Park Colonial is already well over 70% sold.
