According to this prop guru ad, Grove Residence only left with 1 unit:

So maybe the unit being marketed at $8.6 mil has been sold recently.

Assuming it is, then total revenue from the 5 units would be around 34 mil.

Going to overflow with cash once TOP in half a year's time...

Maybe that's why someone answered safetyfirst's call to buy the 415 lots (in one shot)?

Announcement came out alreadi. ST bought 6 lots on that day @28.5 cents. Thus the remaining 415 lots @29 cents was bought by someone else.

Well i think he made a big mistake by not compromising for half a cent. People selling 415 lots, not 41 lots, yet he allowed such a good block of shares to be taken up by another serious buyer

Reminds me of the time I didn't buy fu yu at 5.8 cents simply becoz wanted to buy it at 5.7 cents...end up didn't buy at all.

Thanks for your help. If the project is under progressive payment, some
money should come in already. Does landed property has progressive
payment scheme?

Guess so... the standard payment scheme seems to be general (roofing/ceiling).

Probably it would breakeven with the book value (before writedown). My expectations for Grove Residence was very low in the first place, thus happy enough that no need to worry about QC.
