Correct me if I'm wrong.

It is NOT a must for REITs to pay out at least 90% of their distributable income.

Reits have to pay out at least 90 per cent of their distributable income to unitholders to enjoy tax transparency on the amount that they pay out, and this tax transparency applies only for REITs with assets based in Signapore. I'm unsure if this means overseas assets are counted for tax transparency a not.

Hi,

The Ronnie Tan, CEO of First Reit has done a open market purchase of 300,000 shares at an average price of $0.82333 on 26 July. This is not the 1st time he has done that.

his current holding stands at 1,521,050mil shares after the purchase.

a show of confidence in First Reit?

further purchases by the directors.

Albert Saychuan Cheok
- purchased 500K of shares in the open market at an average cost of $0.8295.
- this brings his total shares to 530k

Ronnie Tan
- purchased 60K of shares in the open market at an average cost of $0.82 thru OCBC nominees
- this brings his total shares to 1,581,050 shares

he also purchased another 10k of shares under his own name

In the recent 1Q 2011 Lippo Karawaci PPT Slides and FR 2Q 2011 PPT slides, it mentions that 3 hospitals (363 beds in total) have been developed recently by the LK. It is highly likely that those hospitals will be injected into FR in the near future. Since Bowspirit has guided a gearing of 20-30%, we cannot rule out the possibility of equity raising in the future to finance more acquisitions. FR Indonesian portfolio has generated a lot of value for unit-holder's judging by the high NPI yield and steady gains in valuation (which increases NAV and reduces gearing).

I am very surprise that I mailed FR to ask some questions regarding Q22011 result, and they replied me asking me to leave contact so that their CFO can call me in answering those questions.

Did you guys encounter before?

Yes Gregg. Victor usually does that to explain better. He felt some things is easier to explain via that. He called me up as well.

Gregg if you can, ask him that by paying units they are actually enlarging or diluting the dividends, so essentially it balance off / or the management have already taken their share from the investors already isnt it.
