Hongkong Land Holdings, the regional property firm under the Jardine Matheson Group, fell 2.5% to close at US$7.02 on Monday with six million shares traded.

On Nov 25, Philippines-based property group DM Wenceslao & Associates Inc announced it had signed a deal with the local unit of the group to jointly develop a 2.6ha parcel of land in Aseana City, a waterfront estate in the Manila Bay area.

The joint venture will develop residential projects over a total land area of around 26,000 sq m within DM Wenceslao's Aseana City. For its part, DM Wenceslao will contribute local development and construction expertise and a portion of its prime landbank to the JV....................................................

Hi,
Does anyone know where to find information about the number of years left for Hong Kong Land's leasehold properties?
Can't seem to find this information in the AR and homepage.
All I can see from page 45 of AR2014 is that the vast majority of the properties is leasehold, but no further information.
Searching on the web, I can probably find out property by property (for example, Jardine House is 75 year leasehold starting in 1970, which gives means there is only 29 years left), but hoping to find all the information in one place.
I want to calculated the valuation weighted average lease left.

The WALE is in the results announcement slides. About 4 yrs, if my memory is right.

HK land uses the capitalisation rate method to valuate its properties which I find is a bit misleading, especially when they are using rates as low as 4or 5%..
