An award-winning development by UOL and SingLand, The Clement Canopy is a private condominium development that comprises two 40-storey blocks with two to four-bedroom apartments ranging from 635sqft to 1,539sqft. The Clement Canopy is located at Clementi Avenue 1, near Singapore’s education hub – the Kent Ridge cluster of TOP local and international institutions including the University of Singapore (NUS) and the Yale-NUS College, as well as NUS High School of Mathematics and Science, Singapore Polytechnic, Anglo-Chinese Junior College, Anglo-Chinese School (Independent), Tanglin Trust School, United World College of South East Asia (Dover Campus), Nexus International School (Singapore), Fairfield Methodist Primary School, Nan Hua Primary & High School and 3 Japanese schools which caters to the Japanese community.

The Clement Canopy is also near the Clementi MRT station and easily accessible via the Ayer Rajah Expressway. Within minutes’ drive is one-north, Singapore’s biomedical, infocomm and media hub, Holland Village and Rochester Park. There will be free condominium shuttle service from development to Clementi MRT for the first 2-years, providing ultimate point to point convenience for all residents.

The Clementi Canopy commands good rental potential, especially with people working and studying nearby and in the Jurong Lake District, which is shaping up to be Singapore’s second Central Business District (CBD) and is one train stop away from the Clementi MRT station. The upcoming Singapore-Kuala Lumpur High Speed Rail Terminus will be built at the site of Jurong Country club, and is just under 5mins drive from The Clementi Canopy, providing residents quick accessibility to Kuala Lumpur in just 90 minutes. In the pipeline of LTA’s transport masterplan includes Jurong Region Line and Cross Island Line.

Now that Clement Canopy has fully sold out (in fact for some time already), the next launch near Clementi Town Centre is going to be Parc Clematis. There are not many empty plots of land available in Clementi, as it is a pretty matured built-up estate.  Hence the Parc Clematis condo will arise on the site of the former Parc West, unlike Clement Canopy that sits on a GLS (Government Land Sale) site.

The other difference between the two projects is that Parc Clematis will be within a more do-able walking distance from Clementi Town Centre and MRT station than Clement Canopy.  At a normal walking pace, it took close to 15 minutes to get from the main gate of Clement Canopy to the nearest MRT station exit.  Whereas for Parc Clematis, we are looking at between 11 to 12 minutes walk for now.  In future however, once the plot of land (where the Parc Clematis showflat is currently located) behind Clementi Primary School is developed, you can take a shortcut across.  That should cut walking time to comfortably within 10 minutes.

The Parc Clematis floor plans and pricing have not been announced yet.  This project is likely to launch in the 3rd Quarter of 2019, and is eliciting quite a fair bit of interest, as there is little direct competition for the location.  The nearest project, Trilinq, has only its loft units left, which needs higher purchasing power since you would have to pay for the air-space as well.  Not everyone wants that.
