The Hyde Park

The Hyde is a freehold upmarket condominium at the Stevens Road end of Balmoral Road, which is just off Orchard Road.  In fact if you don't mind walking a bit, you could get to Orchard Road from the Hyde location within 15 minutes or so.  This is a prime piece of real estate, flanked by other luxury condominiums in a pretty exclusive private housing estate.  Better yet, the section of Balmoral Road at which the Hyde is located has unblocked views of the greenery of the Goodwood Hill enclave. 

This is a 12 storey high development, on a land parcel of 66,952 square feet.  The Hyde site enjoys two road frontages, Balmoral Road to its south-east, and a small lane at its west and north-west boundaries.  The developer is Aurum Land, a property development wholly-owned subsidiary of Woh Hup, one of the most prolific and established local construction companies.

Both the Singapore Chinese Girl's School and Anglo-Chinese School are within a 1 km radius of the Hyde condo location, an attraction for those with young children.  But there is no MRT station within reasonable walking distance. The nearest is Newton station, almost 1 km away, which would require a 15 minute walk, not very practical in our climate.  But most people who live around here ten to drive, so it's not a very big issue perhaps.

As of now there has been no news as to when this Hyde condo will launch.  For that matter, the only projects in the Bukit Timah / Newton areas that appear to be stirring are 4th Avenue Residences and Fyve Derbyshire.  4th Avenue is a 99 year leasehold project and word on the ground is that it could launch at around $2,500 PSF.  If that is the case, then it should help the sales of the Hyde condo as this project is closer to Orchard Road and is freehold, but possibly priced not much higher.
