For a local illustration of pre development land - Imagine it is 20 years ago and you own the quarry land in Tampines.  You hire your own team of engineers, surveyors and architects to develop the plans to transform this piece of land into a new town.  The plans detail where housing estates, shopping malls, bus and MRT stations are and how services (e.g. water, electricity, sewerage) are laid out. Then, you submit this plan to the URA for approval.
 
 
What happens when URA stamps its approval on your plan? The value of your land goes up exponentially!  If you were to sell your land and plans to a developer now, would you sell it for the price of "quarry land" or "new town land"? In a simple analogy, this is the business model of pre development land.

After Lehman Brothers' collapse the financial institutions were wondering why Walton is still able to return positive gains to our clients.  After 18 months due diligence in February 2010 they made a $18.6 million IPO on our program.

On February 25, 2010, Walton Ontario Land L.P. 1 closed an initial public offering in all jurisdictions in Canada of LP Units raising gross proceeds of $18,555,000. The LP will purchase and manage approximately 455 acres of land near Toronto and Ottawa with the net proceeds of the offering.

The agents were led by RBC Capital Markets and includes BMO Capital Markets, HSBC Securities (Canada) Inc., Canaccord Adams, Raymond James Ltd., Desjardins Securities Inc., Dundee Securities Corporation, Research Capital Corporation, Macquarie Capital Markets Canada Ltd. and Integral Wealth Securities Limited.
Gowlings represented the LP and Walton International Group Inc. with a team consisting of Tina Antony, Bryce Kraeker, Cyndi Laval, Martine Guimond, Emeryll Gumapas and Steve Will (securities and M&A); Deborah Neale, Michael Bussman and Brian Kearl (tax); Wayne Kerrick and Rosa Lupo (real estate); Brian Hughson (commercial); and Kelley McKinnon (securities litigation).

Last year May after doing due diligence on our for eighteen months they have joint ventured into our program.

Just for the LB component, [Mr Yau] drew up a commission structure of:
DM 13%
GM 11.5%
TM 10%
Cons 7%

According to Mr Doherty, Mr Dirk Foo revolutionised the organisation of the Walton Singapore’s sales department by implementing a four-tiered structure with Division Managers at the top, followed by Group Managers, Team Managers and Consultants. While Consultants were paid a commission on their sales, Team Managers earned commissions on the sales of all the Consultants in their teams. Group Managers had an overriding commission on the sales made by all the Team Managers and Consultants in their group. Finally, Division Managers were entitled to a commission on their own sales and an override on commissions earned by all the members of their teams. At the material time, Walton Singapore had 5 Division Managers, 10 Group Managers, 100 Team Managers and between 300 to 400 Consultants.

Walton Asia’s turnover reached CAD$200m in January 2008. He added that sales in Asia accounted for more than 50% of the worldwide sales revenue of the Walton group.

In 2005, a Corporate Sales Division was set up in Walton Singapore and Walton Malaysia to cater for “corporate” sales. According to Mr Doherty, one of the best ways to increase sales was to obtain referrals from independent financial advisory companies (“IFAs”).[note: 1] IFAs would introduce Walton’s products as a potential investment to their own clients and refer interested clients to Walton Singapore or Walton Malaysia. Such corporate sales through IFAs gave the plaintiffs’ staff access to a larger pool of investors. Furthermore, manpower costs were reduced as much fewer staff would be required to sell Walton’s products through IFAs.

The plaintiffs asserted that Mr Yau, who was paid more than US$5m per annum,

3) CASH in hand is KING in BEAR! 
4) In BULL, SELL-SELL-SELL!

I wonder if any buyer who bought from Walton actually get their money back in full (or at all)?

Be safe with your hard earned money. Does not matter 20% or 30% or 100% returns.
all the high returns are useless if you cannot get back later.
Be cautious and invest in Alternate investment cautiously
