I guess we should keep an eye on REITs/Property trust with debts maturing before 2012.

suntec reit desperately needs a cash call to settle its debt. Suntec City Mall and Office valuation will drop much more in the coming years. With more new malls in Orchard Road, Suntec City Mall is not prestigious as before liao. more Grade A office in Marina Bay, Suntec City Office also not so popular liao.

all of sudden, Wheelock's low landbank does not seem that bad.

anyway, no matter what kind of landbank you have, the market will find fault.

the expectation of more cooling measures alone will crash the property market in the mid-term. around the time to start the property down-cycle.

the remaining units of Orchard View should be put into launch soon. or postponed indefinitely? How long can a property developer hold the topped property? Will Wheelock still launch their Ardmore III this year?

To replenish its land bank ? Local land is pretty expensive at the moment ?

To have around 50% of their assets in China.

probably not much cheap high-end land left in Singapore.

China still has potential.

The Wharf and Wheelock Properties(S) have at least 5 plots of land in/around Hangzhou for residential development.
