I hope it drops some more! Going to pick them up cheap! Since its unlikely Sing holdings will drop anytime soon...got some spare cash to play around with.

Yes, I'm also very tempted to pick up some if it drops further. Any advise on what is a good price to good in?? One of the few property stock with price to NAV of less than 0.5, gearing of 26% and dividend rate of at least 4% (I'm assuming 5 cents) based on current price of $1.185.

In the last round of property measures implemented on 8th Dec 2011, this counter dropped <$1, but rebounded after a few months.

Noticed Gahment implemented measures within 6mths - 12mths timeframe in the last 2 years.

Hi accounting experts,

Property development costs is recognised as the lower of cost and net realisable value. Can someone do a little elaboration of what this means?

In accounting lanaguage, is there a difference if it is phrased as
'Property development costs is recognised as the lower of cost OR net realisable value. '

Development costs should technically be capitalized under Fixed Assets.

Whereas inventory is usually stated at lower of cost of NRV. This is due to the prudence principle. Do not under-state liabilities and over-state assets.

The moment Floridian acheives TOP, Wing Net gearing will drop to 10% only. The moment L'VIV acheives TOP, Wing Tai will be a NET CASH Company.

If you attended the UOL AGM, you wouldnt care whether the government impose 9 or 10 cooling measures.

I'm looking to average down my holdings in Wing Tai as well. Based on my check for the last ten years, it has always paid out a dividend despite ups and downs unlike another property counter trading at a discount to NAV, Hong Fok. Its just a matter of time before the market will realize its potential. I have listed the dividend history below.

FY02 - $0.03
FY03 - $0.01
FY04 - $0.02
FY05 - $0.03
FY06 - $0.03 + $0.03 (Special Div)
FY07 - $0.03 + $0.05
FY08 - $0.03 + $0.03
FY09 - $0.03 + $0.01
FY10 - $0.03 + $0.02
FY11 - $0.03 + $0.04

Wing Tai HK to dispose of Gieves and Hawkes brand to Li & Fung for 32.5pounds million! WT HK will book a net gain of 275million HKD on the disposal with the potential for another 27.5million pounds in profits over the next 18years!

This translates to around 14million SGD profits to be booked in by Wing tai in Q4!
