Can rename the thread to 'Pollux Properties'
The address of Pavilion Square is the same as the one in this SGX Annc dated 19-Mar-12. Acquired for $25Mil as stated in SGX Annc dated 23-Dec-11.

That's quite coincidental, cause I actually bought Shining (Pollux) shares before (1 lot Blush) and its still hanging there in my cdp...

Not sure how to rename the thread though..

Seen that its sub sale sold 23 retail units totaling ard 23M.

Just curious: What is a sub sale?
And does anyone know the rough estimate of how much is the estimated for developing and building pavilion square?

I think sub sale should be when A sells to B and then B sells to C, even though the AB transaction has not been completed yet.

You can get the land cost from either its previous corporate announcement or news release.

Construction cost can be estimated using the figures from BCA.

You can give a ball-park estimation for marketing/selling cost.

Oops, this is the actual meaning instead...

https://spring.ura.gov.sg/lad/ore/login/...y.cfm?no=1

Subsale: The sale of a unit by one who has signed an agreement to purchase the unit from a developer or a subsequent purchaser before the issuance of the Certificate of Statutory Completion and the Subsidiary Strata Certificates of Title or the Certificates of Title for all the units in the development.

Seems like pavilion square was a really good deal. The ground floor retail units probably fetched more than the land cost of 25mil. Then still have basement, 2nd floor and 3rd floor plus the residential units. No wonder joint venture between Pollux and its CEO.
