For me not ready to buy anything yet.

Truism of Investments.
A) Buying a security is buying RISK not Return
B) You can control RISK (to a certain level, hopefully only.) But definitely not the outcome of the Return.

hmm...i thought there has always been a long acquisition pipeline for Lippo Malls? In their Q3 results, they did say they want to expand their fund to 4million of assets (currently only about 1million?). If you read its Sponsor's, Lippo Karawaci, analyst reports, you might also see things like the pipeline off assets they want to sell to Lippo Malls. In any case, i think acquisitions are not likely to stop...

another thing is, anybody knows if the leases are in SGD or IDR? I suspect Lippo Malls doesnt hedge the currency exposure?
I only know that (its sister company) First REIT's leases are denominated in SGD, but not sure about Lippo Malls...

The rent is paid in Rupiah. No reason for shops to pay rent in SGD. I believe they do hedge their distributions.

The rent is in rupiah, actually iirc LMIR have a FROR for 13 or 15 malls from lippo group, but what I remembered, the atas paragon managed by lippo is not one of the 13-15.

Given that rupiah is so weak against sing dollars now, and lippo loan is in sing dollars, or was it US dollars, can't remered, but it might be a good deal to buy a strong operating mall at good value.

But then, which parent company would not want to squeeze the most out if reits, I hope the new CEO can make a better difference this time with a win- win situation for shareholders of both lippo and reit. Especially expectation of a aquistion within te next 12 months is high with the placement of shares to new invešor shanghai summit
