2.5.5 Summary of the Project

Nanhai Government has offered preferential land lease price for development of the Project.
Furthermore, 70% of GFA of the Property can be sold after completion of the construction in
accordance with the Land Use Rights Certification.

(a) Objective of the Project

The objective of the Project is to develop the Industrial Park consisting of approximately
48401 square meters industrial office buildings and approximately 12100 square meters
commercial buildings, providing world-class facilities to clients and other visitors. The Project
is poised to benefit from the anticipated rapid development of Sanshan New Town and
Foshan City. 

The industrial office buildings and commercial buildings will be sold either on
an individual or en bloc basis, at an opportune time before or after construction works are
completed.

Subject to obtaining all relevant governmental approvals, permits and licences under the
applicable laws and regulations, the Project Company intends to build a twenty five-storey
industrial office building and a three-storey commercial building on the Property. 

The 
Company may fund the Project through internal funds, bank borrowings or fund raising
exercises, including but not limited to private placement or the issuance of convertible
securities. 

(b) Information on the Industrial Park

The Industrial Park is well located in Sanshan New Town between Guangzhou and Foshan.
The Industrial Park is specially designed to integrate complete clusters of business
infrastructure with a host of amenities within the township. It offers a vibrant work-live-play
industrial hub that blends high quality business space and reliable solutions with conducive
business lifestyle.

Located in the central area of Pearl River Delta, in south of Guangzhou and spreading over
approximately 32.4116 Chinese Mu of land, the Industrial Park offers an excellent range
of options for companies in electronics, precision engineering, information technology,
pharmaceutical, food and beverage and general industries.

The development of the Industrial Park is undertaken by the Project Company which will
provide and develop the infrastructure and leased land for industrial usage. The Industrial
Park is expected to support a working community of over 20,000 people, and will offer
options of prepared land and built-to-suit as well as ready-built facilities that can provide
businesses the option of efficient, hassle-free start-up of their operations.

The office buildings and commercial residential buildings will be located within close proximity
of the following facilities:

* Guangzhou South Railway Station as well as metro and/or bus stations;
* fitness and recreation facilities, landscaped garden and indoor as well as outdoor
sports facilities;
*a 400 Chinese Mu South Station Enterprise City of Mapletree, which focuses on the
integration of multiple functions, including future plans to construct high-rise buildings
for research and development, business and office purposes, supporting buildings for
residential and commercial purposes, and three commercial activity centers;
* Sanshan Creative Technology Industry Center of Sanshan Government which will be
constructed into a place clustered with inter-connected and environment-friendly global
enterprises, as well as an industrial community centered on sales and lease services,
and suitable for living and conducting business;
* Rainbow Harbor Creative Fashion Center which aims to introduce fashion and culture
elements into the research and development activities, aiming to create an important
fashion and leather goods design and development center in Asia Pacific, a skin-care
and make-up research and development center;
* Sanshan Wisdom Exchanging Square which aims to construct a platform supporting
the public technology in satellite navigation application, and a comprehensively used
industrialized economic system; and
* Poly residential project, Poly Seattle, which is developing by a famous real estate
developer of PRC and aim to construct approximately 600 thousand square metres
commercial residential buildings.

© Project Timetable and Development Cost

Construction of the Project is planned to commence on or before November 2013 and is
anticipated to be completed within 3 years. The estimated cost of development for the Project
is approximately RMB180 million.

The office buildings and commercial buildings will be sold either on an individual or en bloc
basis, at an opportune time before or after construction works are completed.
