The sales are moving at a snail's pace. Hopefully, robin residence, which is slated for launch in Q2, can sell better than Watewoods. They have to price attractively and accept a lower profit margin in order to move the units.

Sing Holdings Management have to be realistic with the Robin Plot: Mainly they have to price the majority of their Robin Units approx below 2 Million. So what does this mean?

a) either have majority of Robin units to be of smaller unit size (1000 sq ft and below) or:

b) Price the units at $2100 PSF and below

This Management has to be realistic that with the current TDSR framework intact, it is impossible to keep sell large units at such a high psf. Unless it wants to be another SC global (left with a large unsold unit inventory).

Why sell *cheap* when Ronin Residences(134 units) is within 250m to the MRT and 1km to SCGS primary and ACS Barker primary.
Not a call to Buy or Sell

My point of view is through the rate of return for keeping capital in a project. Lets make two simple scenarios: Assuming total project cost is $1750/psf. In scenario 1: Sing holdings sell the project at 2100 psf and sells everything after 3 yrs or; Scenario 2: Sing Holdings sells at 2350psf and only sells everything after 5 years.

In the 1st scenario, the return is about 6.265% p.a.
In the 2nd Scenario, the return is 6.073% p.a

I know its possible to have sale throughout the 3 or 5 year tenure. But let's keep it simple!

Robin Residences is a FH property with total 134 units only. Why Sing Holdings Management target to launch in 2Q? I think they are targeting the young parents. If you want to enrol your kids to SCGS and ACS and you don't have any relationship with the school, within 1km is a realistic chance to get into the school.

The other side of the equation is of course how much more interest they have to pay over these 2 extra years and lower asset turn of capital

I think more like they are targetting Q2 because alot of people have gotten their bonuses and are cash rich!

yup, after march will be a crowded time for property hunting and job switching after most pple in the private gotten their bonus..cash rich

Today, share price closed at $0.37, another drop of 1.5 cents with a relatively high volume of 483 lots done. This shows quite a few have thrown in the towel - Maybe those who bought at below $0.30 are willing to accept a lower profit or those who had bought at above $0.38 are cutting their losses.
