The market is simply too negative to accept a swap offer then.

I think NF and some brokerage analysts who called for sell that dampened the sentiment. Maybe they called for sell was meant to sell to them.

haha .... nowadays big fishes eat small fishes ....

eg CapitaLand eats CMA

70cts share swap and 70cts cash offer are 2 different thing Smile

nonetheless I think the MOS is there and the rationale from the major shareholders perspective quite clear IMHO

Hi cfa

If I am not wrong, MOS = margin of safety.

Thanks Yoyo.
NF felt the pain and stop cutting losses, this helps to calm the sentiment.
dont be surprised that PCRT shoots up to $0.70 when market thinks the share swap is actually better than a cash offer.

And what exactly in your opinion would make market change her mind? Smile

Acquisition of CMA by CapitaLand already shows the importance of Asian malls.

Perennial Real Estate Holdings Ltd (PREHL), the enlarged entity will have:

· A portfolio with steady income stream in Singapore;

· A portfolio that is well-positioned for growth in first and second tier cities in People’s Republic of China;

· Better access to funding and ability to attract a broader investor base driven by enlarged scale and market capitalisation; and

· Ability to attract wider investor interest and more research coverage, thereby potentially enhancing trading liquidity and shareholder base.
Today's AGM, CEO Pua said the management was very confident the acceptance to swap share will be more than 50% but not sure it will hit 90%, for the Newco to take PCRT private.
He even said the NAV of the Newco will be very much higher than what market perceived because the values of the China properties only base on land cost , not inclusive of construction costs. He said share price should not be 0.55 .
I think he also added that nan fung is selling as they have no mandate to invest outside HK and China.

So once nan fung selling finishes the cloud will lift and analysts stories will emerged

Not Vested
