You talk like as though he is doing the same nature of business as CES. How do you know? He could be doing some other venture.

After you accepted the post, one should proceed to do it well because it is morally right to do so. And he should not be "lost" or be envy of the profit and excellent result it bring to the company, but be proud instead of his good work that make the company prosper. The company may in turn reward him handsomely.

And of course, if there are connection and if he happen to be in the same line of business then he may take along some customer, that is unfortunate. But i think it is not a moral question as it is his effort of finding them in the first place. He got every right. The company must do more to retain them, it is up to CES to offer them goodies to make them stay with them.
Nine Residence and Junction 9 - 99% sold! For 2015, ~ 12 cents EPS should be booked for this project alone.

I expect EPS for 2015 to be around 24 cents. The swing factor is Fulcrum, which will be re-launched in Q3 2015. If Fulcrum is sold out within 6 mths, then it will be a big HUAT again for 2015.

Assuming 65% of units sold for Fulcrum for 2015 (at 10% discount from 2012 prices), total EPS for 2015 is estimated to be ~ 24 cents. Plus the hotel 30 cents NAV gain.

Full year 2015 NAV gain would be ~ 54 cents!!!!

this explained why CES is still buying back its own shares furiously.
Even if Fulcrum is not profitable, the rest of the project doing well are more than enough to cover this loss.

I even think that after XD, the px may not drop much but will vault even higher. This dividend period is holding investor back. Many are waiting for XD to take action. Most likely after XD the price will be back up fast due to those buying by buyers that has miss this train.
Can someone tell me how is it possible for Fulcrum to "lose money"?
The estimated breakeven cost = ~ $1135 PSF.

When CES launched Fulcrum back in April 2012 to Oct 2012, they managed to sell Fulcrum at average $2000 PSF when the average PSF for district 15 (D15) was only hovering between $1200 to $1350 PSF.

Fast forward to Jan - April 2015, the average PSF for D15 has not really dropped. In fact, D15 average PSF has gone up above the 2012 level.

Does this suggest that CES is able to hold its launch price for Fulcrum at the same as previous level (~ 2000 PSF)? if so, EPS will be 11 cents. If re-launch at 1800 PSF (10% discount), EPS will be 9 cents.

Freehold and at strategic location. Some slight discount will lead to a beeline dash of buyers.

Company bought 4.8mil shares at ave of 97 cents (CD) or ave of 91 cents (XD).

I suspect after Q1 results, company will continue to scoop up shares from the market given that its hotel has safely obtained TOP.

Now is the blackout period where company cannot do share buyback...

Selldown about to start in a couple of days ...
Given that a 6 cents dividend is a respectful 6.25% over current price, will we see a last minute rush of buying?
