He told me he work in this line for some 30 yrs. But the hotel will be much later. Anyway, the construction of the hotel above is in no way hinder the operation of the mall.

Thanks for the picture. But I don't like the design of the building. The front part look shaky with 2 long columns supporting the building above look weird. The empty space around the column should be put to good use. Even Mall are making good use of the extra space to create more shops and so more revenue, like IMM for instance.

chairman mentioned the Alex Center expect to TOP at final quarter 2014.
Belvia earning is higher than expected
PhillipCaptial Research Report in Aug 2014 recommended a target of $1.03. But it was over conservative in many aspects of its report. Take the Belvia DBSS as an example where it only forecast a very conservative profit of only $30m. The median "street" estimate was around $50mil. This was how far PhillipCapital was off...

(Extract from report)
"In December 2010, CES won a tender for its first DBSS project at Bedok Reservoir Crescent, bidding $112.7m for the site translating into $224 psf ppr. It is more than 99% sold – 486 out of the 488 units taken up, and expected to TOP in Q3 2014.
At $495 psf breakeven cost and $571 psf ASP, we estimate profits to be $30m."
No doubt, the Belvia estimation is too low for Philip.. my old estimation was around 48 million.
Next, we should see how good the earning come from Alex Central. I have a very conservative 167million in earning or 26.5 cents EPS....
