Though Principal Garden is located just beside The Crest, but the land price will tender at more than 10% lower. UOL came in top bid for Principal Garden at Prince Charles Crescent Parcel B for $461,100,000 or $8833.40 psm in 2014 while Wingtai came in top bid for The Crest at $516,298,888 or $10,336.31 psm. Will Principal Garden be selling much lower than The Crest?

Both The Crest and Principal Garden will have a good facing of the Botanic Garden and Bukit Timah Nature reserve for those northward facing as the development in front all has a plot ratio of 1.4 and can only build up to 5 storey high. It also include Good Class Bungalows and Embassies.
