This is peculiar. The passing rental gives a gross yield of 4% and that rental rate might already be high for that area. Since the yield is not high at all, so why hang on for rental income? Must be looking for further capital gains IMO. Or else might as well invest in industrial reits.
If Kim Eng's latest RNAV estimate at $0.83 is indeed accurate enough, isn't Mr Market who is willing now to peg Sing Holdings' shares at only $0.435 a little too conservative? Even at a more reasonable or normal 40% discount on NAV - as a general valuation yardstick for property counters - Sing Holdings shares should be priced at close to the $0.50, shouldn't it? And why not, especially since the counter is now trading cum a total of $0.016/share in Final + Special dividends.

Of course, Kim Eng's estimate could be a little too aggressive!
