I think it's at profits to non-controlling interests (i.e. minority interests)

The Laurels is a Joint Venture. According to FRS 31, the coy should do proportionate instead of full consolidation. So, no minority interest.

Under Note 12 of AR 2009, both the Bellerive and The Laurels "joint ventures" were listed as subsidiaries. Another reason that leads me to believe that they are subsidiaries is that they account for the cost of land for these two developments at the full amount under Note 14.
with guarantee earnings of at least 9 cents each year for FY 2011 to 2013 (assuming total EPS at 27cts from earnings from "The Laurels" alone). This stock revalue NTA should be at least 63cts.

Giving some discount to NTA, i feel SingHdgs should worth at least 52cts in 6 to 8 months' time, big jump of earnings would more visible by then.

I have browsed through Sing Holdings Annual report 2010 received this evening. There are a few good news for the shareholders in the chairman's message section.

1. "The Laurels" - About 91% of the 229 units had been sold for approximately S$635.7 millions. This is about 208 units sold compared on 205 units sold from the Fed 2011 data released by URA
2. BizTech Centre - The group sold another 3 additional units in 1Q2011.

I'm looking forward for the positive news in their 1Q 2011 result reporting.

By the way, there are some changes to the top 20 largest shareholders list.

As stated by you, "Fragrance Group Limited"(5 FY2009) is out of the top 20. There seem to be more shareholders compared to
last year 2009 where top 20 largest shareholders accounted for 62.94% instead of 60.46% (FY2010) this year.
