I got a feeling they can get land 20% or 30% cheaper near end 2013 if Euro crisis start to burst out full force with Spain being kick out from Euro or Spanish banks re-capitalised further. Hope SingHdgs can be more patient in bidding for fresh land.

Just my personal opinion only.

well i had a similar opinion too. In fact, i was damn happy they lost the bid... call me kiasu, kiasee but i think it is better to be conservative and not overstretch the balance sheet

Not likely as the plot ratio issue won't be settled until 1st qtr next year as per govt gazette.most likely 2nd qtr next year to maximise plot ratio.

Hmm, think its probably better to go tender for state land than to pay the DC for the improved plot ratio on the site.

The bonus Plot ratio is a selling point when they launch the new development to prospective buyers who can buy now and enbloc later after 30 years
i hope they launch Robin site by Aug this year above $2100psf. Just in case the stock market crash in Feb next year. By then no chance to launch Robin site above $2,100psf. At worst, may have to launch Robin site below $2,000psf next year.

Wrong price. They are probably going to launch minimum 2300psf. Doesnt make sense to launch lower than that if the PR bonus is going to enhance the value of their land.
Everyday, Boss Lee is waiting for people to dump the shares to him! Big Grin
