have a question on buying a resale EC, hopefully, can get some advice from everyone on this forum.

if an EC has reached it's 5-year mark and it's price has appreciated singificantly (> 25%), but is not quite approaching the 10-year mark, will its price appreciate again once it becomes fully privatised at 10-years? assuming the location to be fairly good, quiet, near markets and future MRT stations...

I would think that the price of the EC would already have factored in the knowledge that it will become private after 10 years; hence the price would reflect this reality. So there may not be further price appreciation after the 10-year period has lapsed.....unless you are counting the forces of supply and demand, which will then of course complicate the issue.

ok, let say u got a pte condo across the road of an EC, the pte condo will be higher than 15%.

why? cos EC needs 5/10 yrs holding period if u intend to sell.

To buy for stay in as home, it's good.

To flip... well, at ur own risk..
