35 m2 and 45 m2 public housing for senior citizens to "downgrade" to are not shoe-boxes - they are called studio apartments.

But if private developers do it it's shoe-box apartments. Hmm...

Once upon a time, when Pinnacle was launched, people say they will not pay so much for a HDB... Siao! Those who bought are smiling at the nay sayers now.

Once upon a time, 3 room HDB not popular as people all go for the bigger 4 rooms and 5 rooms HDB flats. Big, bigger, best! Now 3 room HDB are popular like hell!?

Ahem. The 3S HDB are around 56 m2. And large families have grown up in 1.5 room and 2 room HDB flats too.

For a "premium" location HDB studio 37 sqm $119,000 (tampines alcove bto) is about $300 psf. Considering it's on a 30 years lease, it's already (assuming 0% discount rate) almost 1k psf for a 99 years lease. That's on top of the restrictions on renting and inheritance. Compared to the subsidized housing options, shoeboxes really aren't that expensive
so since a family cannot actually LIVE in a shoebox properly, most likely it will be used as investment, ie, collect rentals..

so much rental can one expect? $3K per month? or $1.5K?

I think she bought the place as a table tennis training area for her family Big Grin.
