Suntec REIT posts 4.7% fall in Q2 DPU

SINGAPORE – Suntec REIT said on Friday distribution per unit for its second quarter fell 4.7 per cent on-year to 2.249 Singapore cents, as earnings were affected by the partial closure of Suntec City Mall and Suntec Singapore for the asset enhancement initiative (AEI) works.

Distributable income fell 4 per cent to S$50.9 million, Suntec REIT said.

Does anyone know where I can find the timeline of the three phases of AEI? (when it started, when it will be completed, the increase in rentable shop area)?

Thanks, but some info is lacking such as the increase in floor space with the AEI (breakdown of how much is added with the completion of each phase) and I am interested to know actually when did phase 2 start and has phase 3's AEI started (when was its start date), if otherwise when does it start.

This is to do a more accurate projection of future distribution per Quarter.

I also noticed in Shanrui's attached image that both Suntec and Keppel REIT are getting rental support from KepLand for their MBFC purchase. It may be good to dig into the terms of the rental support such as: how much is MBFC property income due to this rental support, when does this clause end. Also, Suntec and again Keppel Reit are getting rental support from one Raffles Quay ( Cheung Kong and Keppel Land if I am right were the sellers). It will be good to check into these information before considering to invest in Suntec.

Proposed Acquisition of a One‐third Interest in Marina Bay Financial Centre Towers 1 and 2, and the Marina Bay Link Mall
Purchase price of 1,495.8 million, including rental support of 113.9 million including GST) over a 60-month period from the completion date of the Acquisition, 9 Dec 2010. Will last till 2015. So approx 5.695M is given to Suntec Reit per quarter [could anyone help me point out I am correct?]

I thought True fitness is moving and taking up the old space previously occupied by Toys R Us, which seems to be in phase 3? But the new True Fitness is opening in Q3.

i quite like the new phase 1 though.

I thought True fitness is moving and taking up the old space previously occupied by Toys R Us, which seems to be in phase 3? But the new True Fitness is opening in Q3.

i quite like the new phase 1 though.

Just visited the new Suntec yesterday. So much different from the old one! There are much more curves, and so much more modern!

I have not seen such detailed individual breakdown that you require in the SGX Annc. The original SGX Annc was on 31-Oct-12,

Together with the quarterly reports since then, I suppose it'd be possible to make some intelligent guesses and estimates? Am too lazy to do that but am monitoring the quarterly DPU... In terms of affected area, Phase 2 is the largest and slated for completion by Q413. That may be a good indicator on when the DPU will recover more substantially? ie Q114 onwards?
