Zyanya is a freehold condo unit in District 14 built by Neo Group and Boldtek Holdings. The complex, which is located at 8 Lorong 25A Geylang, is 11,429 square feet in size and features 34 individual flats for sale. Zyanya is an eight-story structure offering apartments for sale ranging from one to four bedrooms. A multitude of sizes and variations are available to buyers. It contains a total of 1 blocks and 34 apartments, and is expected to be finished in 2024.

The sale price of $26.5 million works out to $877 per square foot per plot ratio. This is after taking into consideration the additional balcony area and construction expenditures. The owners of the previous Advance Apartment property will get between $1.7 million and $2 million in compensation.
